I established my consultancy to help you reach the full potential of your home. After the realisation that there is a need for a design service that combines organisation with architecture and interior design.
Making the most of the space you live in can have many benefits. Organising your space can reduce stress and create a calm environment that is easy to live in.
Whether it is helping you fall in love with your home, adding value ready for sale, or perhaps you have found a house in the perfect location, but you are struggling to see it as your forever home.

Architecture
The process of building an extension or new build/s can be quite daunting. Navigating the planning and building control system can be confusing. Some work is considered permitted development and therefore a planning application is not necessarily required. Building control approval is almost always required but there are a few different ways you can approach this application. I am on hand to guide you through the process from initial idea to completed build. I have worked on a range of projects from small permitted development extensions to housing schemes for over 100 properties.

REPORTS
This service is ideal for those wanting a guide on how to maximise the potential in their property or a property they wish to purchase. I can visit the property or base my guidance on supplied information which can include estate agent details, photos and discussions. My report can identify the potential to improve a property and/or increase its value.
This can include suggestions of floor plans, elevation treatments and advice on how to proceed with planning and building control guidance.
HOME
STAGING
My home staging service can be used when selling a property, but can also include long term design solutions for those wishing to improve the space they live in.
Sometimes staging is just required for photographs when selling a property or for viewings. Where possible I use existing furniture and accessories to save costs.
Long term solutions can include decluttering and organisation in addition to staging.
IMPROVEMENTS
Suggesting and implementing cost effective solutions to problems. I can accompany you on property viewings and discuss any ideas/solutions and how to progress ideas, including advice on planning and building regulations.
I can also prepare and submit applications for planning permission and building control approval including the technical drawings required for applications.
Design Services
Restyling and product sourcing
Are you after a new style direction or a key piece to set off your decor? This service includes spatial reorganisation, architectural advice (for example removing walls), colour scheming and product sourcing/ purchasing.
B & B Set up
Many people are looking at holiday let's as a way to supplement their income. Whether it be a single room, utilising your holiday home or a property dedicated to use as a B and B. I can create a scheme appealing to potential guests, make purchases and deal with the complete set up. Additionally I provide B and B management. Click the link below for further information.
Property Resale
Presenting your property well for viewers is crucial. First impressions count and allowing potential buyers to easily imagine the space as their own will help sell your property quicker and for a higher price.
Sometimes showing potential improvements with images and plans is all it takes to show potential purchasers how your home could become their dream home.
Property Purchase
Looking to buy your new home, perhaps you already have a property in mind? I can join you on property viewings and help you imagine how the space can work for you. I can review the property details against your requirements and make suggestions of how to tick each of your boxes.
I will present you with sketch ideas, inspirational images and links to help you progress after the viewing, and will of course be happy to discuss ideas.
At home meeting
A meeting in your home or property. We will discuss your project and how to proceed, look at the space available and talk about options.
I will then send over guidance based on our discussions which will include images, sketches, links and written advice.
I can also quote for further services to help you progress with your project.
Online Consultation
A video/email consultation online where we will discuss your project and the way forward. We can look at plans and images and discuss how to proceed. A follow up email with links, images and information will be sent after the appointment.
Architectural Design
Design and technical drawings can be provided for extensions, loft conversions, new builds, renovations and developments of multiple properties. Planning and building control applications submitted and managed on your behalf.
